IntroductionOur client is a key player in real estate development and property management industry.

The business goal is to deliver long-term returns through cash distributions and capital appreciation with projects that include major retrofits, vacant land developments, and building upgrades.

The portfolios include low-rise commercial office space, warehouse, industrial space and some residential assets.

They established joint ventures and partnerships with investors interested in acquiring and developing commercial properties in the Ottawa area.

The client is able to provide a blend of longer term asset management with shorter term development opportunities has allowed them to more than triple their business operations in the last five years.Summary of the RoleThe VP of Finance will report to the executive team, responsible for the day to day finance operation.

The overall objective will be to streamline processes, expand reporting capabilities, and allow for financial information to be accurate and readily available as they further expand their various business lines.

As the Finance lead, you will also be turned to for strategic input as it relates to the direction of the business.

You will analyze new opportunities for growth and acquisitions within the organization including a high-level of evaluating risk management ratios.

You are someone who has a “big picture” way of thinking, and through every decision, you pause to make sure that all of the pieces fit together for long-term success.

You are likely eight to ten years post-designation, and have been exposed to a multitude of different business models, allowing you to think critically about what works and what does not.

While not a deciding factor, experience in a mid to large accounting firm and subsequent roles within real estate development will provide you with a distinct advantage in joining the organization.You have a strong understanding of finance, accounting, budgeting, and cost control principles.

You have an ability to analyze financial data and synthesize it to prepare financial reports, statements, and projections.

Also, you have an understanding of financial risk, and can understand and explain risk management ratios.

You likely have previous exposure to short and long term budgeting and forecasting, rolling budgets, and profitability analysis, but through your diverse experience, you also understand how a business works.

You are comfortable making important decisions related to how the organization should effectively move forward with specific acquisitions, and are willing to provide your own professional input when it comes to strategic direction.
